Redtail Ponds Townhomes











Project Description

Redtail Ponds Townhome Project includes 37 two-bedroom townhouses (1,364 square feet) each with a two-car tandem garage (all garages alley loaded), eight condominiums (1,106 square feet) each with a one-car garage and four carriage house units (947 square feet) each with a one-car garage. The project will have a central mail kiosk, a gathering place with benches for neighbors to congregate and meet, a children’s play area and five acres of natural area with ponds and trails.

The project is located in Fort Collins on South College Avenue just south of Harmony Road. It has safe access with a signalized intersection at the entrance off College Avenue, is conveniently located close to many area employers and is just minutes from shopping and restaurants. It is in a quiet location set back from and above College Avenue and it has easy access to I-25, Loveland, Windsor, Greeley and Denver.

The project has 79% natural area (about five acres) including ponds and trails, and is adjacent to the 38-acre Redtail Natural Area to the south. Also it is adjacent to the Fossil Creek east-west bike/pedestrian trail and the Mason Street north-south bike/pedestrian trail. A north-south rapid transit system will link the Redtail Ponds Project with downtown Fort Collins. Design work is underway and construction will start after that is completed. The City of Fort Collins has been allocated nearly $80 million of federal, state and local money to build this transit system. The southern transit terminal will be located just two blocks from the Redtail Ponds Project.

Ownership and Project Status

Lagunitas Diversified Projects, LLC holds fee simple ownership to the property. The project has been approved, and the Redtail Ponds Office Campus is under development presently. Development of Redtail Townhome is planned in year two.

Market

Homebuyers who want maintenance-free living in a neighborhood, which has beautiful streetscapes, impressive architecture, sense of community and open space with ponds and trails. Market will include first time homebuyers, young professionals, singles, small families, empty nesters and retirees.

Plan

Our plan is to develop the site and then sell it to a builder, or build it out ourselves.

Schedule

Development of this project will be market driven.
