The property is the last large parcel located near the historic Old Town cultural-restaurant-entertainment
district. It is nearby to all downtown City and County offices, one mile from Colorado
State University, and one block west of College Avenue. It has easy access to I-25
via College Avenue and Mulberry Street, and is adjacent to Vine Avenue at the south,
which is planned to be a 4-lane arterial providing fast and easy access to all Fort
Collins’ east-side employment centers as well as north and south destinations via

One unique use configuration that Lagunitas Companies is currently exploring is
use of the site for a major sports and entertainment complex on the 26 acres at
the east, and a complementary neighborhood shopping center on the approximate 20
acres at the west.
Such a sports and entertainment complex would be adjacent to
a 9 acre City-owned detention pond (dry the majority of the time) which could be
used for sports fields and as a natural amphitheater for various events. (See Site
